"The right place at the right time! "
OK – you know what time of year it is – right? It’s
the beginning of “leaf season” when our mountains turn
bright shades of red, gold, and yellow. It’s the time
when temperatures sink into the 40’s – maybe even the
30’s – at night with crisp cool mornings.
So . . . if you know it’s the perfect time of year to visit
our mountains, and you also know it doesn’t get any prettier
than October in the mountains, you can also figure out what comes
next – the leaves drop! This opens up all those incredible
long-range views that lie hidden throughout the summer.
If you’ve considered buying a large land tract, it’s
the perfect time to actually visit the land and hike the woods. You
can do that in two different ways.
Option #1: We recommend that you browse the Internet to find properties
that suit your objectives. Real estate websites should provide
topographic maps, location maps, aerial photos, and plenty of photos
of the different properties. As you find properties that
look like a good match, write down the acreage and price and call
the agent for a free brochure. Those located on state-maintained
roads should also be clearly marked with signs and bright orange
flagging. Then get in your car and drive on your own to each
property for a closer look.
Option #2: Call a real estate company with a good selection of
suitable properties. Ask for a free brochure, and then discuss
in detail your land-buying objectives with the agent. Before
making an appointment to see specific properties, be sure you’re
committed to making a purchase. Once you know you’re
ready financially and committed mentally, call for an appointment. Give
as much notice as possible. Fall of the year is the busiest
time and agents with the best selection of properties often work
one to two weeks ahead by appointment only.
Just remember, once the leaves are on the ground, there’s
usually a mad rush of buyers coming to the mountains. It’s
the perfect time for a weekend trip! Enjoy!
