Streams & Springs

Water, water everywhere and not a drop. . . for sale. Most land buyers want a stream on the property they purchase. That’s a reasonable expectation – depending on how you define “stream”.

In the past 12 years we have represented only 5 properties with major streams on them. Many more of them have offered numerous springs, trickles, and smaller streams. Although water is plentiful, streams for sale are not. A property with a large stream brings top dollar and sells fast. If it’s a stream you want, be prepared to act quickly.

Some streams border the property. Others run through the middle for a long distance. The larger streams support native trout, and some are “state hatchery supported”, meaning the state stocks the stream every spring.

Most mountain streams are “spring-fed”. If you follow a stream uphill, you will notice that other small streams or trickles of water feed into the stream. Follow one of those trickles uphill and you will find that it just bubbles out of the ground. That’s a spring.

Springs As a Water Supply

A spring is an excellent source of drinking water for your mountain home. Here’s why:

Here in the mountains we occasionally have a power outage during bad weather. When the power goes out, so does the pump on your well, leaving you without water for drinking, bathing, cooking, etc. One solution to this dilemma is what we call “gravity water”.Gravity water is just that – water that flows by gravity. If your property has a spring that is located uphill from your intended house, you can tap into that spring and have a never-ending supply of sweet, cold mountain water.

A “spring house” can be built over the top of a spring with a reserve tank. The water then travels downhill by gravity to the house like a well. Of course, you’ll need a well driller or other water contractor to help set it up. Once in place, you’ll never run out of water or pay a pump electric bill again. It’s not really a do-it-yourself job, but it is a great way to enjoy a secure water supply.
