Just looking? No problem!
LAND SEARCH – PHASE I
Most of our customers who conclude a large land purchase, began
their search “just looking!” Buying land is like
walking into a large new store for the first time. You’re
awestruck by the variety of choices, the unfamiliar surroundings,
and the many aisles on which your choice may be waiting.
So, you begin browsing through the store, aisle by aisle. You
notice decorator high-end items, as well as economical brands for
the budget-minded. Some products are purely functional, while
others are more colorful, attractive and aesthetically pleasing.
You don’t need a sales clerk at that point. You just
want to be left alone to find your own way. Once you have
an idea of the type product you’re seeking, you will be ready
to ask for assistance.
Buying a large land parcel is no different. You can
begin by asking for information and brochures, and then drive to
different properties on your own. To receive free brochures

We call many of our properties “FREE LOOK!” properties
because they are clearly marked with signs and bright orange flagging,
and located on easy to find state roads. This makes “just
looking” much easier for you in the beginning stages of your
search.
During your “just looking” phase, take along the children,
parents, or anyone else interested in joining you. Make it
a fun day and take a picnic lunch. Later in your search,
a different approach will be more appropriate.
LAND SEARCH – PHASE II
Once you’ve gotten familiar with our mountains and have
begun prioritizing your land buying objectives, it’s time
to change gears. Take time to list all your priorities in
order of their importance. Analyze your financial strengths
and make a decision on the investment you wish to make in land. This
should include cash available, financing required, and the total
dollars you wish to invest.
Commitment is another important aspect of making your purchase. Before
you begin serious discussions with a broker, we suggest you make
a commitment to yourself that you are prepared and ready to make
a land buying decision. Without that commitment to yourself,
you are not likely to ever find just the right property – a
sad fact that is inevitably followed by disappointment.
LAND SEARCH – PHASE III
Now – you’re ready! Call a land broker who specializes
in the size property you are seeking. Our specialty is 100
acres and up. Explain your objectives, provide your list
of desired features and amenities, and get some serious information
about specific properties.
Be prepared to visit numerous properties, and allow yourself plenty
of time. Initially, this could be 1-2 days. Your broker
will provide transportation in either a comfortable 4-wheel drive
vehicle or a safe all-terrain vehicle, depending on the terrain
to be covered. Some hiking may also be required, so wear
jeans and hiking boots.
This is also the phase where you leave friends, children and parents
at home. Only the decision makers need attend. Your
decision will be a serious one, adequately contemplated, and it
deserves your focused attention.
