How Many Reasons Do You Need?

By visiting our website and reading this article, you show a desire to own mountain land, but may not have justified to yourself that it’s the right thing to do. So . . . it seems like a good time to call attention to the many benefits of owning mountain land, as opposed to other uses for your financial resources.

If you are investment oriented, three major benefits accrue in the form of wealth-building. First comes appreciation. Over the long-term, no other investment has increased in value more dependably. Although cycles do occur in real estate, they are much less severe, with prices rarely fluctuating more than a few percentage points during the cycle valleys. Long-term, a price chart shows consistent growth with few pullbacks.

Second, land is marketable. It can always be sold at its current fair market value. Unlike equities that can be reduced to junk value in days over some untimely tidbit of news, rumor, or innuendo, land always enjoys a solid market with only an occasional dip in demand. Thus, given a reasonable timetable in which to sell, land is most often sold at its full current value.

Land can be heavily leveraged. Because it is tangible, and is not subject to sudden shifts in value, most lenders will finance 80% or better of the market value. At today’s low rates – in the 6%-7% range – financing provides an opportunity to control a very large land parcel with little cash up front.

Now . . . on to some of the more important benefits – the intangibles that make you feel good!

First comes good old plain enjoyment. While your investment is appreciating over the years, you can enjoy the tangible aspects of it. For example, when is the last time you took a long walk through your stock market investments, or lay on your back at night under the stars looking heavenward at your savings accounts and CDs earning 1%? When has the early morning dew on a crisp fall morning ever increased your greenback dollars? Owning mountain land brings with it peace, well-being, joy, fellowship, and a closer family circle. It revitalizes the soul, provides exercise for the body, and allows the wildlife population to see you in your natural state.

Mountain land provides the opportunity for improvement. You might choose to build a weekend cabin yourself, install a pond brimming with bass and catfish, or raise Christmas trees. Old logging roads make trail-building an easy task, and future timber production can turn land into future income.

Then . . . there is the opportunity for relationship-building. Ever since 9/11, many families have told us they are seeking more meaning in their lives, and have attained it through their land purchase. Families seem to be building a more solid environment for nurturing within the family circle through the creation of their mountain retreats. Activities built around a special mountain atmosphere encourage children to enjoy the interaction, thus eliminating the annoying noise and frenetic pace of CD players, Xbox computer games, and MTV. Telling ghost stories around an open campfire with hands sticky from burnt marshmallows is a sure way to experience true quality time with children.

Does any of this sound like good reason to pursue your dream of owning mountain land? Why not plan a trip to the mountains? Beginning shortly after Labor Day, temperatures begin to cool off and the air is clear. It’s a great time to get started in your quest for the best – a satisfying land purchase.
