In this issue, I’ll elaborate on the first one - Become informed! Buying mountain land is different than buying a home. You?ve no doubt lived in one home or another for your entire life. You?re familiar with bedrooms, baths, dining & living rooms, and yards.
Land may not be quite as familiar. For example, with a home, the yard is generally flat or sloping. A large tract of land may have high ridges, hollows, springs, streams, rock outcroppings, rights-of-way, logging trails, timber issues, surveys, easements of others, boundary disputes, mineral rights, soil considerations, and hunting rights.
Before making a purchase, it is wise to understand all factors that might affect the properties you are considering. It?s easy to see that an informed decision is a wise decision when it comes to land. So, where do you begin?
The Internet can be your starting point. Look at several real estate websites to see what information is offered about properties. A nice picture, the acreage, and a price is definitely not enough information to consider yourself informed.
Look for tax maps, surveys, and topographical maps that show the lay of the land. Look for a high-definition aerial photo. You’ll be able to see ridges, woodland, open pasture, streams, and more. A series of photos not just one pretty view will provide enough visual information to provide a decent idea of the land?s value for your purposes.
