This is the time of year that our lush, green, leafy hardwood trees undergo a dramatic change. Not only does Mother Nature repeat her annual change of attire from deep green to autumn gold and yellow – she also raises the window shade of the world for you as a land buyer. As the leaves begin to turn and fall, the magnificent views that have been hidden to our eyes throughout summer, suddenly re-appear. This is the beginning of the best season to begin your land search.

According to the weather gurus here in the mountains, August 17th is the date after which average daily temperatures begin their autumn slide. No – it doesn’t suddenly drop to 32° with heavy snow. The mornings just begin a degree or two cooler than before, and the highs for the day don’t creep quite as high. By mid-September, you can feel the change and, come the third weekend in October, the leaves will be at their peak.

The next 2-3 months are the ideal time to visit the mountains, especially if you are planning a land purchase. The views are clearly visible, the hiking trails open up after their summer foliage fades, and there are fewer rainy days. Nevertheless, when you plan your land buying trip, dress appropriately in jeans and hiking boots with a windbreaker – just in case.
