Where to begin? Take these six steps!
Step #1 – Become Informed!
Your first step is to become informed. Finding, buying, and owning mountain land is quite a bit different from purchasing a home and lot in the city. Just by reading this and other articles on our website, you’re taking the first step! When you’re ready to proceed, call or Email for an appointment to begin your search.
Step #2 – Analyze Your Objectives
Why are you considering a land purchase? What is your timetable? How much land would you like? What are the financial resources you are willing to commit to the purchase? Do you have a favorite area or location in mind? How will you know when you find the right property? You should write out the answers to these questions, and if two or more people are involved in making the decision, share your answers and discuss until agreement is reached on each item. Without a firm commitment on the part of all decision-makers to proceed, the search will be futile.
Step #3 – Make A Commitment To Yourself
Once you’ve answered the questions and agreed on the answers, it’s time for a personal commitment – that you are ready, willing, and financially able to make a purchase. When you can make that commitment, you are ready to take the next step. Until then, you may still have some planning to do. Buying a large land tract is not a casual event – when you are ready, we’ll be delighted to help you make it happen!
Step #4 – Come To The Mountains
Chances are, you’re not likely to go to the Internet, look at property photos, and then declare, “I’ll take the big green mountain! Put it on my credit card!” So . . . plan a trip to the mountains. To get a good look at large properties requires some time – as much as 1-3 hours per property. Remember, they aren’t all side-by-side on the same street. Properties to be seen may be scattered over several counties. Plan your trip when you have the time to make land your priority, not just a side trip.
Step #5 – Make An Appointment In Advance
When planning your trip, please email or call for an appointment giving as much advance notice as possible. A discussion of your objectives can be easily covered in a phone call, making it possible to identify specific properties to be inspected during your trip. Keep in mind that while holiday weekends are a favorite with buyers, only a limited number of appointments can be scheduled.
Step #6 – Bring Your Checkbook
Sure – why not? You can improve your buying power with sellers in two ways: offer a large earnest money deposit and a substantial down payment. Money talks! Use yours to make your purchase work once you’ve made your decision. No, we’re not going to lock the car doors until you buy – that’s not the way we work. We’re confident that when you see the right property, you’ll recognize it. All we ask is that you be prepared to buy when that time comes.
