“Buy Land Values Now – or Cry Later! “
OK – it’s time we gave you a “heads up”! It’s a seller’s market! I repeat – we’re right in the middle of a seller’s market. So . . . what does that mean to you as a land buyer?
First of all, consider what happens as a seller’s market begins. Properties begin to sell at a faster than normal pace. Inventories of land parcels are reduced. Choices become scarce. For example, early in June, there were about 28 properties for sale over 100 acres. Today there are approximately 18-20. That’s the total number of available parcels in a 7-county area.
Next, as inventories go down, demand begins to exceed supply. That’s right – the law of supply and demand kicks in, and prices begin to rise. Over a relatively short period of time, new properties that become available for sale reflect that added demand in the form of higher asking prices. What’s more, seller’s become less flexible and often hold firm at their asking price.
The final phase of this situation can result in a bidding situation. It’s happened before in other parts of the country. This is where two or more interested buyers make purchase offers HIGHER than the asking price. In one city we read about, the asking price is merely the starting point for the bidding process. All offers made in that location are higher than the asking price. Have we reached that point yet here in the mountains? Not yet.
So, what’s the answer if you are planning a land purchase? First (and I’ve said this before) sit down, discuss your plans, and make a firm commitment to yourself that you ARE ready to make a purchase. Once you know that, go to our website at: http://www.mountains4sale.com and look through our properties. Narrow your search to 3-4 parcels, and then give us a call.
At that point, we’ll spend whatever time it takes to locate the right parcel for you. Oh, one more thing – don’t forget your checkbook. If you do, it’s a sure sign that you haven’t made that all important commitment to yourself.
