We carry land in all price ranges -One is just right for your budget!  You’ll find at Mountain Land Company acreage that meets your budget, whether ample or modest. Keep in mind that land price can vary greatly from one property to the next depending on any number of variables, especially county and elevation.

An identical tract of land featuring any number of desirable features placed at two different locations, may fetch two dramatically different prices. One such location, for instance, may be in Wilkes County at 1,800 feet elevation, and the other may be Watauga County at 4,000 feet elevation. The Wilkes County tract may bring about $3,800 per acre, while the same tract placed at 4,000 feet elevation may command $7,500 per acre.

If high elevation is your key feature requirement, then be prepared to give up tract size in order to obtain all other favored features while staying on budget. When looking to purchase land, decide what is your price range, define your objective for the use of the land -whether for a home, outdoor recreation, or investment, and be prepared to make some compromises.

Land Under $200K

Many hard-working Americans that have managed to set money aside, have the option to leave their savings in the bank earning a small interest, or they can invest in land! You can’t enjoy your savings while in the bank, but you can certainly enjoy your investment when it comes to land. You can grade and landscape your property for a future home, you can open up trails and enjoy hiking and other outdoor recreation with your family and friends, it can be your secluded getaway, but more importantly -it may appreciate over time to provide you with financial security.

$200K – $400K

Many individuals and families with the ability to execute a cash transaction, or who are able to obtain financing, invest in this price range. Properties in this price category offer a great deal of seclusion, lots of room for outdoor recreation, and plenty of homesite possibilities.  Most buyers in this price range come to us from within North Carolina looking for that meaningful place away from the everyday grind. Their land purchase is as much an investment in building family and friend relations, as it is in building wealth and financial security for the future. 

$400K – $600K

Fewer landbuyers exist for larger tracts of land. Not only the shear amount of the purchase price, but maintenance and property taxes can become overwhelming. It is usually individuals with especially sound financials, large business owners or corporate officers, and large investors who are able to purchase land in this price range. Many land developers look for property in this category as well, although development is cyclical and most developers disappeared from our market area following the Summer of 2006. 

$600K – $1 Million 

Even fewer landbuyers ever shop for acreage in this price category, but if you are one of them, Mountain Land Company has several choices for you. There are quite a few parcels available for sale in our 10-county market area in this price range. Most are fairly secluded and take in many ridges, hollows, and vary greatly in elevation. Paul and Chris specialize in handling the largest tracts, and have the ability and know how to take you through a property and show you key features, corners and boundaries. 

Land Over $1 Million 

A number of large tracts of land in this price range are available for purchase in our market area. Because of the relatively high prices per acre observed in our market today, million-dollar tracts of vacant land may begin in the 100-acre range. There are quite a few properties for sale today in our market area ranging into several million dollars and several hundreds of acres. Properties in this price range attract fewer buyers with the financial means and a very well-defined set of goals. We can assist buyers in this category identify the best tract for the money!
